chevron_rightI have a water leak in my unit. Is the condo association responsible for the repairs? The condo association is responsible for repairs to common and limited areas. In the case of a ceiling damage, the association will assess the size of the ceiling's drywall to be replaced and engage our selected vendor.Example of the scope: if there is a 2' by 2' area of the ceiling dry wall damaged by a water leak, the association will cut the 2' by 2' sheet, replace it with a new 2' by 2' sheet, nail it and tape it to the existing ceiling studs. The rest is the member's responsibility. The association is not responsible for knockdown, painting, carpet replacement, or anything else outside the 2' by 2' sheet replacement.Best practice: Please protect your assets by purchasing an HO-6 condo insurance policy and coordinate with your neighbor when a water leak occurs.

chevron_rightThe member above me doesn’t want to repair his water leak and the damage is impacting my unit. What should I do?
The best policy is to work directly with your member neighbor to resolve the matter. If the next-door member is an investor, the association will assist you by providing you the contact #. If an agreement between the two members cannot be reached, one of the board of directors will schedule a meeting to broker an amicable deal.
If all fail, the association will need to protect its buildings, and therefore, the association will hire a plumber to identify the issue and resolve the issue. The association will then pass through the costs to the member with the problem source. -
chevron_rightWhat are the duties of the onsite office? Our office is at the service of members only but we ensure common grounds services for all residents. Tenant's maintenance issues or concerns should be directly managed by the leasing agent or the member renting the unit.

chevron_rightI am a new resident. Do I get an assigned parking spot? Yes. Every resident has one assigned parking spot. However, there are plenty of unassigned parking spots for visitors and for residents with more than one vehicle.

chevron_rightI just moved in. Where do I get the pool and mailbox keys? You can get the keys directly from the unit's owner if you are renting or from the previous owner if you just bought the unit. If all fails, the HOA can help you with the following:1. Re-key the mailbox with a new kit - $50.002. Provide a pool key - $25.00

chevron_rightAre the unit windows and doors maintained by the HOA? No. Windows, front doors, and air conditioners are the member's responsibility. if a member that is planning to replace his/her windows, front doors, and/or existing AC, that member must file the Architectural Review Application and submit it to the office for review and approval. Member can locate the application under Members > Documents > Committee Forms.

chevron_rightWhat are the steps needed to lease my unit?
Renting your Condo:
- Download the rental application located Members > Documents > Committee Forms (Registered members only)
- Fill out the rental application.
- Member or leasing agent AND prospect tenant must be present when submitting the rental application, lease, ID, and SS# verification and paying the following fees:
- Application Fee: $100 per applicant (Money order only please)
- Upon matching the ID with the prospective tenant, the background process will debut.
- Rental application process will take about two weeks to complete.
- A receipt and certificate from vendor to show proof that the unit's dryer vents were serviced less than 2 years ago.
- The association will review the file and make a decision.
- If a pass, the prospective tenant is invited to attend the orientation.
- Orientations take place on Wednesdays between 3 PM and 5 pm.

Download the Intent to Sell form located under Members > Documents > Committee Forms (must be a registered user).2. Download the Request for Estoppel form located under Members > Documents > Committee Forms (must be a registered user)3. Fill out both forms and submit to the office with the application fee.Reminder:1. The new buyer must go through the background check.2. The association has the first right of refusal if the new buyer fails the background check.

The following projects will not be authorized by the HOA until the member submits the AR form located under Members > Documents > Committee Forms.1. Tile installation - Must purchase noise barrier membrane.2. Air Conditioner replacement. (OC Permit Required)3. Windows replacement. (OC Permit Required)4. Front Doors replacement. (OC Permit Required)5. Kitchen cabinets installation.The association has the right to stop any work that is not approved. A non approved work can prevent a sale of the unit in the future, until the issue at hand is resolved.

chevron_rightCan I dump my old old furniture in the dumpster? No!Due to the increasing amount of improper trash disposal on the property and the expense incurred by the Association for its removal. the Board wishes to inform all residents that rules regarding dumpsters and trash disposal will be strictly enforced. Please see dumpster signs near the site, in addition to the items below:
1. "Trash should be securely bagged and placed in one of the dumpsters."
2. "Boxes of all sizes must be broken down and placed inside the dumpster."
3. "Old furniture. appliances, water heaters, beds, or other large items, durable goods
outside of the dumpster or even in the dumpster. You are personally responsible for
the disposal of these items outside the association"
4. "Large items (furniture, appliances, mattresses, etc.) will not be picked up by the
trash company and should not be left outside the dumpster. Disposal of large items is
the responsibility of the resident."
5. "Trash and trash bags are prohibited on, in, under, or around entry areas, walkways,
patios, or balconies and all common areas."
6. Liquids must be contained in scaled containers capable of remaining unbroken and leak-free after being discarded inside a common trash disposal container.
A fine of $100 will be assessed to any resident in violation of the above stated rules, or $300 if a resident uses the entire dumpster. If you witness a resident disposing of trash improperly, please note the date, time and unit number involved, and forward the information to the address above.To dispose of large furniture, please call Junk it at (407) 580-8446. They have reasonable prices and prompt.

chevron_rightIs the Club at Orlando Condominium a smoke free property? Yes, it is. The common areas and limited common areas within the Club at Orlando development are smoke-free. Smoking, carrying, burning, and/or handling any product that produces smoke or vapor (including, without limitation, cigarettes, cigars, pipes, and/or e-cigarettes) are prohibited on all portions of the property, except inside the individually-owned units.

Vehicles not authorized to park on this property and those parked in violation of rules and regulations, will be towed. chevron_rightCan I temporarily leave my trash or other items next to my door? No. All trash bags leak and therefore there is a risk of damage to our carpets. We urge you to put the trash in the dumpsters. Leaving trash bags in the hallway is subject to a first fine of $100. Each additional offense or continuing offenses will increase in $50 increments, $500 being the maximum fine per month for a specific offense (i.e. 2nd offense - $150, 3rd offense - $200, etc.)

chevron_rightDo you send out violation letters Yes. Our full time licensed Community Association Manager inspects the property every day:1. First courtesy violation is handled by our CAM2. If the issue at hand is not resolved, the second and final violation letter is mailed by the Board to the member, 10 business days after the first violation.3. If no successful resolution is reached, the member's file will be forwarded to the Attorney's office for review and to proceed with other options. From this point, the member will be responsible for all accrued legal fees.

chevron_rightWhat are the pool rules? General Guidelines:
- No glass containers of any sort are allowed in the pool or pool area. Drinks are permitted in paper, aluminum, Styrofoam, plastic or other non-breakable containers.
- A resident may have up to two (2) guests per unit in one (1) day. A Resident must accompany guest at all time.
- No diving allowed.
- Children under the age of 18 are not allowed in the tub.
- Children may not be left unattended.
- Music and radio equipment may only be used at a reasonable volume so as not to disturb others in the pool or the adjacent units.
- Diaper changing within the Pool area shall be limited to restroom and may not be performed at pool side.
- All persons must wear appropriate swimwear and shall take a cleansing shower before entering the pool.
- All trash must be deposited in trash receptacles.
- Pool furniture is the property of the Association and shall not be removed form the Pool area.
- The pool may be closed at any time if there is a breakdown or operational difficulty.
- This is a family oriented community. Let's us all be respectful of others. The hot tub is not a love nest.
The Management committee has established a procedure and a fine schedule for members, their tenants or guests who violates any provision of the Declaration, the Bylaws or these rules and regulations. Any person failing to observe the Association's Governing Documents is subject to a first fine of $100. Each additional offense or continuing offenses will increase in $50 increments, $500 being the maximum fine per month for a specific offense (i.e. 2nd offense - $150, 3rd offense - $200, etc.) -
chevron_rightA resident is not respecting the dumpster's rules. What should I do? Please take a pic, send the pic and any information you may have on the incident to the office. The office will investigate and ensure that the resident violating the rules is assessed a penalty fees. The penalty fee is $100 per violation.

chevron_rightHow many pets are allowed per unit? Per the Club at Orlando Governing Docs, a maximum of one pet per unit and must weigh less than 25 pounds.

chevron_rightCan I have guests over a period of time? Your lease question should be addressed by your leasing management office or landlord. However, if you are allowed to have guests, you will need to obtain a visitor's pass from the HOA. The visitor's pass is for the visitor's vehicle. Visitor's passes are available at the office from Monday through Friday between 8:00 am and 5:00 pm. After hours, you can obtain a visitor's pass through our security booth between 10 pm and 6 am. You do not need a pass during the day.Residents can obtain a day or a one week pass at a time, for a maximum of one month. If a guest wishes to extend his/her stay after 30 days, the member must submit an application for background processing.

chevron_rightMy neighbor doesn't respect the noise ordinance. What should I do? Please call the Police, file a incident event or report, then submit the police report to the association for assistance. This is the case where the HOA can assist all residents.

chevron_rightWhat can I have in my patio? You can have patio furniture and reasonable number of small plants. Residents cannot have the following on their patios (from what we have observed so far and warning letters we delivered):1. Bikes.2. Coolers.3. Hanging laundry to be dried.4. Drapes / Curtains of any sort to cover the screens.5. Pets left on the patio while the resident away from his / her unit.6. Fishing poles.7. Pool floats and pool noodles.8. Litter box and toys9. Exercise equipment.10. Boxes, vacuum cleaners.11. Garbage, Paint cans, tools.13. Bedroom furniture such as dressers.

chevron_rightI’m locked out of my condo. What do I do? You may call your leasing agent or landlord if you are a tenant. If you are resident member and have given us a copy of your key, please stop by the office during business hours to borrow our emergency office key. If you are locked out after hours you will need to contact your local locksmith (copies of new keys will need to be provided to the office).
